A recently renovated 3 / 4 bedroom, 2 bathroom house set in a farming area. It is about 2 kilometres north of Briec de l’Odet and 15 kilometres north of Quimper. The house is situated in a small hamlet of 4 houses, surrounded by fields and on a hillside overlooking Briec. It is a few minutes drive from the Expressway so commuting to Quimper in the south, and Brest in the north and other towns in the area is easy. To the rear of the house is a large garden and orchard. There is a large parking area in front of the property. The house is furnished.

Tenants will pay for water, electricity and oil for central heating plus Taxe de Habitation


It will be necessary for tenants to set up their own telephone and internet access.

Offers from France Telecom / Orange and Free vary all the time so you need to select the best deal on the day.


No television is provided and the tenant will need a set top box to access French digital TV,

This is sometimes provided with your telephone and internet deal.


British tenants wishing to access UK TV will need a satellite dish and Sky box to receive Sky TV or a Freeview box

You can pay £20 for a Sky card to receive the free to air channels. This lasts for about 3 years.

Alternatively you can set up a monthly deal with Sky to receive all channels including movies and sport.

Sky packages vary and you need to select the one most suitable for your needs

This needs to be set up in the UK. We have no objection to a satellite dish being installed in a correct manner.


All beds have mattress protectors, Tenants will need to provide their own bedding and towels, tea towels, cleaning materials etc

The approach to the house

Further up the lane


The house is situated in the countryside about 10 miles north of Quimper in a small hamlet called Landivigen. The nearest town Briec and the nearest village Edern are each about a mile away.  The house is on a hill overlooking Briec.

Landivigen is a hamlet in a farming community with 4  houses and a chapel spread out amongst the fields and farm buildings. We own 2 of these houses. One we use as our holiday home and we visit every other month. The house we are renting out is about 100 metres further up the hill from our main house. There is a large parking area in front of the house and opposite are some farm buildings we use for storage.

Public transport in the immediate area of the house is non existent, so a car is essential. It is about 5 minutes drive to the expressway so commuting to Quimper, Chateaulin and Brest is easy.


There are several places to eat out locally.  Briec has a good range of shops and a large Intermarche supermarket.  The nearest beaches are about half an hours drive away to the west and 45 minutes to the south. If you like walking there are plenty of places to visit in the immediate vicinity.



About the House


The house was built in 1973 by a local builder who did the renovations on our main house. A local farmer lived there on his own until he died in 2008 and we bought the house from his relatives. We also bought the surrounding fields and outbuildings. The house had not been altered since it was built and so we had to renovate and decorate it completely.


All work has been carried out by local tradesmen and done to current French regulations. The house has been completely rewired and new fuse boards fitted. All light fittings, plugs and switches have been replaced.

All the windows have been replaced with UPVC double glazed units and all the main windows have roller shutters. A new garage door has been fitted which is electrically operated.

The kitchen has been fitted with new units and appliances and retiled. The first floor toilet has been replaced. The main bathroom has new fittings and has been retiled. A second bathroom has been created from an attic room that had previously been used for storage. All the old plumbing has been replaced

The house originally only had well water but now has mains water. As the house is in the country it has to have a Septic tank. The old system was out of date and did not meet current regulations so a completely new system has been fitted. The new Septic tank has a large filtration system in the adjoining field and so rarely needs emptying unless a lot of people are living in the house. The rear garden is still recovering from all the work involved in fitting the system.

A new oil fired central heating boiler with programmable timer, has been fitted and all the radiators checked and refurbished. A hot water tank has been fitted for use in the summer when the central heating is turned off. There is also a new secondary heating system - wall mounted heat pump, air conditioning inverter. This is much cheaper to run than the oil-fired central heating and keeps the whole house warm if doors are left open.

The whole house was professionally redecorated 18 months ago.

We have had tenants in the house for the last 12 months. The property will be available from mid September 2016

Description of House


The house is on 3 levels. Access is from the garage on the ground floor or the Front door at first floor level.


Ground Floor

On the ground floor is the garage and utility room. The oil fired central heating boiler, tank for storing oil for central heating and hot water tank are located in the garage.


The utility room has a sink and the washing machine is located here also an ironing board, mops and buckets


There are stairs leading up to the first floor and there is a large storage area under the stairs.

First Floor

At the front of the house is the lounge and kitchen and to the rear is the dining room, study / 4th bedroom and toilet.


The lounge is furnished with a sofa, 2 armchairs, a foot stool, lamp, coffee table and television.

The dining room has a table and 4 chairs, also a sideboard and a corner display unit.

There is a selection of glasses in the corner unit and a dinner service and serving dishes in the sideboard.


The kitchen has new units fitted to 2 sides plus a new electric cooker with a ceramic hob, a new fridge freezer and a microwave.

In the centre of the room is a table and 4 chairs.

Also provided are a toaster, electric kettle, pans and deep fat fryer suitable for a ceramic hob, casserole dishes, baking tins, bowls,

Glass worktop protectors and chopping / cheese boards, a selection of kitchen utensils,

Cutlery, Crockery and serving dishes


The study has a desk and chair plus a sofa which will convert to a double bed so this room can be used as a guest bedroom.


There is a toilet on this floor.

Second Floor


There are 3 bedrooms at the front of the house on this floor and 2 bathrooms to the rear.

There are good views over the surrounding fields and woodland from the bedroom windows.


The main bedroom is in the centre. It is furnished with a new double bed, 2 double wardrobes, a chest of drawers and 2 bed side cabinets.


The second bedroom has 2 single beds, a double wardrobe, a dressing table unit and a bedside table. There is a large built in cupboard fitted with shelves.


The third bedroom has a single bed, double wardrobe and a bedside table. This room also has a large built in cupboard fitted with shelves. There is room to fit a second single bed.


The first bathroom has a bath with shower, a washbasin set in a vanity unit and a bidet.

The second bathroom is fitted with a toilet, shower cubicle and wash basin in a vanity unit

The house has 2 gardens – a small garden to the front of the house and a large rear garden and Orchard


Steps lead up to the front garden from the parking area. There is a large apple tree at the front of the garden. A gap in the hedge leads to the rear garden


From the parking area 2 lots of steps lead to the rear garden.

There is a large Kiwifruit tree between the steps that produces vast quantities of fruit, also there is a pear tree


The rear garden is surrounded by a variety of shrubs and hedge.

2 gaps in the hedge lead to the adjacent field. These gaps were cut to allow vehicles access for fitting the septic tank


To the rear of the garden is an orchard with 2 pear trees and 14 apple trees
